Will Stock market crashes affect Property markets?

Posted Date: 1 Mar 2007

Dow Jones had its biggest loss since Sept 11 - a whopping 3% in just one day!
Shanghai followed suit, with a 9% drop that knock out many faint-hearted players!
Will such drastic drops affect the sensitive property markets?

"Unlikely." says one analyst confidently.  He will still be looking for a good property to buy, he said.  Well, perhaps, its only a hiccup by a strong bull.  Many players believe the stock markets are still in favour due to strong economics.  Shanghai picked up 4% today.  Dow Jones is still mix at the point of this article(1.33am)

The reality is - how are stock markets affecting the property markets or vice versa?

We know real estate boom beyond recognition after a year of strong bull run in the last mid 90s.  But when speculation becomes so rampant, the government has to step in to inject strict measures to rein in the craziness.  That's when the property market took a dive and took a decade to recover.  Phew!  Many filed for bankruptcy & foreclosures were as common as the flu.  However, history teaches us that man never learnt from history.  Agree?

Many observers would confirm that a good run on stocks will eventually kick off the property buying spree. However, a property boom would surely push stocks even higher.

So, should one invest in stocks or properties?  Well, that depends on your liquidity, really.

Will you be comfortable to carry a huge mortgage? If you can, leverage them.  If you can't, pick up property stocks.  The returns are faster and more liquid. Since the second half of 2006, many good property stocks had doubled.  That's a nice return, don't you think?

However, if you are buying to stay, it's a no-brainer.  Go grab a "Match", dude. - Danny 'Bingo'
