The 3 Signs of an emerging Bubble.
Posted Date: 10 Apr 2007Mad rush; is the Property Rush coming back?
Sign #1 - Balloting - used by HDB when demand outstripped supplies by a huge margin!
Subject: Thomson V: 300 confirmed buyers vs 95 units for sale. One conclusion: Balloting rules the day!
Experts says it's unlikely to be repeated. And why should it be? Developers are smarter than that. This is like an IPO, where those who had gotten the shares will reap the first rewards when the market opens. In new project sales, it's known as sub-sales.
In a sellers' market, veteran developers will likely to conduct a bidding exercise than balloting. In a bidding exercise, the highest bidder gets the unit he wants, and those without deep pockets will have to settle for alternative choices.
To get the best win-win deal for the developer and buyer, a systematic electronic bidding system similiar to eBay & Google adsense is in order. Looks like the PropertyBingo's Project Exchange will be launch earlier than expected. Developers & buyers, get ready for the revolutionary BidExchange!
Sign #2 - So the 5-day "Q" starts - reminiscent of the 93s...
Subject: The Seafront @ Meyer units at Meyer Road; Q started on Monday vs Opening on Friday. Sure, "Qers" get paid too, though not as high as the $2000 mark set during those good old days.
Why Capitaland didn't take advantage of the 'Q' is a mystery. Perhaps, it's not time yet? Or are they just watching out for surer signs?
The way prices climb, I'm very convinced it'll surpass the 95 peak. This time round, it may not crumble in 2 years. That's the norm for any huge spike instead of steady growth. The IR will sustain the demand, probably for another year or so. I won't bet too much unless the IR took off to the moon!
The 3rd sign to watch out - when HDB sales start to spike in 3rd Quarter 07 and my mother becomes an agent, again.
I'm not kidding, I've witnessed multitudes of hermits coming out to play. Time for kit kat, anybody? - Danny 'Bingo'
