Property Investment Made Simple - Introductory

Is it too late to learn about property investment? All the action seems to happen in the first half of 2007. Let me assure you it's not. However, if your intention is to make a quick fortune, that's speculating, not investing. And it's over.

Property investment is a long term hobby that can eventually give you a financially-free lifestyle. That should be your goal, nothing less. Then again, is property investment for everybody? Certainly only the rich can afford? For the average man-in-the-street, owning a HDB is already an investment.

So, can anyone become a property investor with little or no-money down in Singapore?  No-Money-Down(NMD) concept is not new. In fact, as far back as 1979, I had read a book by Tyler Hicks on "How to make One Million dollars in Real Estate in Three Years starting with NO CASH" in USA. I thought I had a gem in my hands. In 1979, making $1m is no joke. So, I read every single word in earnest.

Unfortunately, what the book suggested does not apply to Singapore's infrastructure & banking policies. Nevertheless, I tried to buy a building with no money down. After several months of discussions, negotiations and arguments, coupled with endless frustrations, the situation didn't move an inch. I gave up. That was 27 years ago.

Recently, out of curiosity while tidying up, I took it out to read. To my surprise, there are ideas and innovations that may be applicable. The only kind of property not possible would be the HDB type(I'm still exploring though). Too much policies and red-tapes. However, for private residential, commercial, industrial and odd-type properties like car parks or hostels, there are slim chances of getting them for NMD! That's right.

Of course, to hunt for the right property, arrange for the right finances for such deals, will take you tons of efforts and numerous disappointments. But if it's going to help you kick-start your financially-free lifestyle in 10 years' time, I believe it'll be worth it, wouldn't you?

For the well-heeled and wealthy, getting a higher ROI will be the main challenge. Imagine getting an investment return of at least 10% for the next 10 years. If you succeed, you're better than all the masters & scholars put together by the government. They can only promise a mere 5% for our CPF.

So, property investing, here we come. I will explore with you all the possibilities, ideas and trap-doors, the risks & dangers around the corner and the technical aspects of analysing data. Stay around. Opportunities abound.
